SC Resident Real Estate Property Tax

Do Not Pay Thousands Of Dollars Per Year More Then Required For Real Estate Property Taxes 

2010 Property Tax Assessments Do Not Reflect Todays Actual Market Value of Real Estate.  Recent tax assessments are nationwide and a problem for everyone but If you buy or have bought real estate in South Carolina you need to be aware that the lower 4% real estate property tax is not automatic ......

even if you move to the Myrtle Beach area and make it your primary residence.  The only way to avoid paying the 6% + Non-Resident property tax rate is to fill out a RESIDENCE FORM (Application For Special Assessment Based On Legal Residence and/or Agricultural Real Property).  The Forms are available at the Horry County Assessor's Offices or online to print from the Horry County Assessor's website. 

You should have already obtained a South Carolina driver's license and registered your autos, boats, etc. before you complete the Residence Form so they can be used as proof of legal residence.  Make a copy of your real estate deed or the title to your manufactured home to submit with the copies of your driver's license and auto registration.  The Form and copies can be hand carried to one of the Horry County Assessor offices (recommended) or it can be mailed to the address located at the top of the Form. 

Remember if you sell the primary residence you had used for the Residence Form and buy another primary residence in South Carolina you have to fill out a new Residence Form.

Homestead Exemption and $0 Property Tax For Quadriplegic or Paraplegic Residents

Residents, age 65 and over, or 100% disabled veterans, or total Social Security Disability recipients may be eligible for the Homestead Exemption and residents who are quadriplegic or paraplegic are eligible for NO real estate property taxes.   Contact the Auditor's Office at (843)915-5050 for information and to apply.
