Oceanfront Condo or A Beach House

If you have always dreamed of living on the ocean's shore you may have discovered that the cost of coastal Myrtle Beach real estate is probably the least expensive ocean front property in the USA.  Myrtle Beach real estate prices are roughly at the pre-boom level so you may want to come and take advantage of the good values available.

During the Fall of 2011 the Myrtle Beach MLS showed 1,019 oceanfront condos for sale with the number of bedrooms contained in each as follows:

76 - Efficiencies, 237 - 1 Bedroom, 262 - 2 Bedrooms, 327 - 3 Bedrooms, 77 - 4 Bedrooms,
  40 - 5+ Bedrooms

OCEANFRONT CONDO:  In a condo, POA (Property Owner's Association) are known in some other areas as HOA fees and cover the cost of common areas.  In the majority of buildings the POA fee also pays for cable TV, trash pick-up, amenities, and possibly a portion of the insurance on the building.  If the building insurance is not included in the POA it will be a separate bill.  The POA fee amount shown in real estate listings in South Carolina are a monthly cost unless otherwise noted.  The listing should also show with a Y or N if the insurance is included in the POA.  If the real estate listing does not list everything the POA covers, ask your Realtor for a detailed list.  HO6 insurance which covers the individual condo unit is also required by the majority of lenders.  Insure the contents of your condo no matter what other insurance is required.

     Special Assessments can also occur when you own a condo.  Usually we hear of Special Assessments in older buildings that need a new roof or similar item, but they can happen in any building that faces a large expenditure.   Each condo owner is responsible for their share of the Special Assessment amount.

      If you plan to purchase a condo that produces rental income you need to know that there are some condos in the Myrtle Beach area that only allow long-term (6 month or 1 year) rentals.  Even if a condo building does allow short-term (daily or weekly) rentals the rental managment companies charge a fee.  To avoid paying those fees some of my clients have used the internet to advertise their unit.

      When you think about buying that ocean front condo in the Myrtle Beach or Grand Strand area you may have given some thought to the coastal Carolina’s weather.  Take it from an "ex-northerner" the weather is just about perfect.  I've had a few clients ask about hurricanes.  The risk is the same as any major storm hitting anywhere but at least with a hurricane there is time to travel away from the storm.

     The majority of oceanfront homes are not within neighborhoods and do not pay POA fees, but keep in mind that home owners are responsible for their homeowners insurance, wind and hail insurance, and flood insurance, trash pick-up and cable TV in addition to the standard expenses.

      Wear and tear on an ocean front beach house means repair and replacement at much shorter time periods then with a house inland.

     There are only a hand-full of the ground level beach homes that people have in their memories or see in old movies.  Even some of the homes built up one story in some areas (like a section of beach in Brunswick County, North Carolina) can not be rebuilt if they ever get destroyed because the shoreline has receeded.
