Throughout my years in real estate the majority of people who contact me interested in the possible purchase of property mistakenly think that if I help them find property that I will: 

  • Only show them listings from my real estate company
  • Charge them a fee for my service

I completely understand why buyers think that way because that is what I thought before becoming a realtor in South Carolina and North Carolina.

The answer to the following question is the answer to why you need "Your Own Agent" -

      If you contact the Seller's Agent regarding real estate they have listed for sale who does that Agent represent?  

They represent the Seller and according to the laws of North and South Carolina they are required to act in the best interest of that Seller. 

We do have a process called Dual Agency where an agent who has a property listed can also act as an agent for the buyer.  The ability to disclose some information ends at the time Dual Agency beginsl. 

Even if you have interest in real estate that is a For Sale By Owner (FSBO) having your own Realtor can save you from major problems if you want to make a purchase.
